AWAAB’S LAW IS COMING TO SCOTLAND
From 6 October 2026, private and social landlords must investigate reports of damp and mould within 10 working days and begin any required repairs within five working days following the investigation.
WHY IT’S CALLED AWAAB’S LAW
The law is named after Awaab Ishak, a two-year-old boy who tragically died in 2020 from a severe respiratory condition caused by prolonged exposure to mould in his family’s housing association home in England.

MOULD SURVEY
We inspect visible and suspected mould, identify the likely cause and recommend the right treatment to remove it and help prevent its return.

AIR MOISTURE SURVEY
We measure indoor humidity and moisture levels to uncover the conditions allowing mould to grow, then recommend practical ventilation and prevention solutions.

THERMAL IMAGING
Thermal imaging highlights hidden cold spots and temperature patterns that may indicate condensation, moisture or areas at increased risk of mould.
What is mould?

-
Mould is a type of fungus that grows in damp, humid or poorly ventilated environments.
-
It spreads through tiny airborne spores and can grow on walls, ceilings, plasterboard, wood and fabrics.
-
It may appear black, green, grey or white and is often accompanied by a distinctive musty smell.
-
Mould usually indicates an underlying moisture problem caused by condensation, leaks, damp or inadequate ventilation.
-
Wiping away visible mould rarely solves the complete problem. If the source of moisture remains, the mould is likely to return.
-
Mould releases spores, allergens and irritants into the air, which can be breathed in.
-
Exposure may cause coughing, wheezing, shortness of breath, a blocked or runny nose, irritated eyes or skin irritation.
-
It can trigger allergic reactions and worsen asthma or other respiratory conditions.
-
Young children, older people and those with weakened immune systems or existing health conditions may be more vulnerable.
-
The longer a serious mould problem remains untreated, the greater the potential risk to your health.
